Wheat, irrigation and hospitality farm with abundant water

This 402 hectare farm has tremendous potential for a superb game reserve breeding buffalo or other exotic species. The perimeter and inner camp fencing consist mainly of 1,9 metre quality game fencing. Two electric gates give access to the farm and there are no roads crisscrossing the farm. It currently produces dryland wheat (260 hectare) as well as grazing pastures (100 hectare) and fodder under irrigation for 1,000 sheep with a 140-160% weaning percentage. An abundance of unpolluted water is obtained from an elevated perennial mountain stream with water being channelled into a 120,000 cub metre earth dam fitted with irrigation infrastructure. The infrastructure gravity fed 35-hectares of pastures are divided into various smaller lambing and/or fattening camps.
Registered water usage rights are at present for 15-hectare, but may be extended if needed. It is also possible, if necessary, to top up the large earth dam from another perennial stream which meanders through the farm. All livestock water drinking troughs are well spread over the entire farm and are gravity fed from the earth dam. There are also a few smaller earth dams mainly for water storage after good rainfall.

There are various homesteads and cottages of which some are neatly furnished and operational. This is sought-after guest accommodation for those wishing to experience the rural outdoors! The houses were designed with this in mind and lend it thereto. Most of them are booked in advance generating good income. All buildings are in good repair.
Various outbuildings, large shed and sheep and cattle handling facilities form part of the farming infrastructure.

The seller owns 2-adjacent titles and the sale is conditional upon the right that the seller may move one boundary in order to retain ownership of the mountainous fynbos area.

At present the farm renders good annual income with the existing management and infrastructure.
