Beautiful mixed agricultural farm near Groblershoop.

Nestled within an expansive 2458 hectares of pristine agricultural land, approximately 30 kilometers from Groblershoop in the Northern Cape, lies a farm that offers a blend of breathtaking natural beauty and vast agricultural potential. This unique property is situated just a stone's throw from the N8 towards Griekwastad, with a brief journey on a well-maintained gravel road leading to its welcoming gates.

Boasting a comfortable and spacious modern farmhouse with a flat, this property is an idyllic retreat for a family looking for the tranquillity of the countryside combined with productive farming activities. The farmhouse features 3 well-appointed bedrooms, a single bathroom equipped with modern amenities, and a generous living space that flows seamlessly into a kitchen designed for family gatherings. A picturesque patio overlooks lush lucerne fields, promising serene mornings, and peaceful sunsets.

The agricultural infrastructure of the farm is meticulously planned to support a variety of farming activities, making it a haven for agricultural enthusiasts. With 2396 hectares (LSU 1:24) dedicated to livestock production, the property is well-suited for raising sheep, goats, cattle, or game. Thirteen smaller camps, all with access to drinking water, are strategically placed across the farm, and the entire perimeter is secured with jackal-proof fencing, ensuring a safe environment for livestock. The veldt consists of mixed vegetation including mixed grasses, succulents, shrubs, thorny bushes, and different trees like Camel thorn-, Grey Camel thorn, Swarthaak, and many more. The condition of the flora is very good and managed very well over the last few years.

As for crop production, the farm currently nurtures Pecan nut trees over 18 hectares, with both mature and young trees benefiting from flood irrigation – hinting at the promise of rich yields. The adult trees are planted on a 10ha block but effectively it spans an area of 8ha (800 trees). Cultivars include Wichita and Western 16 years old. The younger block of 10ha with younger trees has 5ha trees of 4 years and 5ha of 2 years old. These younger trees are also Wichita and Western cultivars. Irrigation is done by flooding with the possibility of planting lucerne in between the rows. This is ideal to create an income while the trees are still not in full production. Over 35 hectares are under lucerne cultivation, managed by two center pivots. The smaller circle of 5ha under pivot is planted with Supersonic (4 years) with the bigger circle of 30ha with Bar10/ SA Std lucerne (5 years). This circle needs replacing. There is a 2ha sprinkler installed unused area awaiting development. A water pump of 37KVA pumps water from the river into the reservoir and then by 2 water pumps (11KVA and 18KVA) to the pivots. This, coupled with 62 hectares of water rights, underlines the farm's irrigation capacity, offering the potential to expand cultivation to include more crops or enhance existing ones. There is an area of 5 ha unused awaiting development. Currently, the owners are leasing this water out, but this can be canceled and utilized by the new owner.

Storage and maintenance needs are well catered to with a substantial shed and additional outbuildings, including workers' housing, contributing to the farm's self-sufficiency. The privilege of ESKOM power ensures productivity and comfort.

With its stunning 4km frontage on the Orange River, this property provides both a picturesque setting and practical benefits for irrigation. The diverse terrain, from mountainous areas to sandy pastures, offers a visually striking landscape teeming with a variety of flora and fauna.

This farm, with its blend of modern living spaces, comprehensive farming facilities, and the untapped potential of its vast lands, awaits a visionary owner ready to embrace the endless possibilities it presents. Whether expanding the lucerne and Pecan nut plantations, exploring new agricultural ventures, or simply reveling in the splendor of rural life, this farm is a canvas ready for its next masterpiece.

The property is sold as a going concern with some implements included.
