CLIMATE
The region experiences a Mediterranean climate, characterised by warm, dry summers and cool to cold, wet winters. The surrounding mountain ranges, including the Mostertshoek and Witzenberg Mountains, regularly receive winter snowfall, bringing a significant chilling effect to the valley.
These climatic conditions provide vineyards and deciduous fruit trees with the necessary chilling units to enter a proper winter dormancy. This contributes to even and vigorous budburst in spring, providing favourable conditions for consistent crop development.
SOIL CHARACTERISTICS
The soils are relatively diverse, ranging from deep alluvial sandy loam soils with a fine gravel component to shallower profiles closer to the foothills. The foothill soils contain higher clay levels in the subsoil and are generally more gravelly.
Overall, the soils offer good drainage and provide a sound foundation for intensive agricultural production.
WATER
The farm's water supply is derived from the Breede River, rainfall and groundwater.
A farm dam with a storage capacity of approximately 100,000 m³ serves as a buffer dam and is regularly replenished from the river. This water is used for irrigation across the farming operation.
The farm also has two boreholes, with a potential yield of approximately 45 m³ per hour each.
Water rights of approximately 530,000 m³ have been allocated annually to the farm through the Breede-Gouritz Irrigation Scheme.
Average annual rainfall is approximately 680 mm, with the majority occurring during winter as a result of cold fronts moving through the region.
Irrigation is applied through a combination of micro-irrigation and drip irrigation systems.
PRODUCTION
The farm currently produces a diverse range of wine grape cultivars, including:
• Merlot
• Cabernet Sauvignon
• Pinotage
• Ruby Cabernet
• Colombard
• Sauvignon Blanc
• Chenin Blanc
The total area currently planted to vineyards is approximately 57 hectares.
Deciduous fruit production includes:
• Forelle pears – 15.5 ha
• Alpine nectarines – 2 ha
A further 17 hectares of cleared land is available for future development and new plantings.
INFRASTRUCTURE
Some of the older vineyard blocks require maintenance, including repairs to trellising wires and posts. Alternatively, selected older vineyard blocks could be removed to make way for new plantings.
The farm has a main residence comprising three bedrooms, two bathrooms, a study, living/dining room and kitchen. The house is of standard architectural style and is maintained in good condition.
An outbuilding provides two garages without doors, as well as an additional room currently used for the storage of crop-protection products.
There is currently no large agricultural shed or dedicated storage facility for tractors, large vehicles or implements on the farm.
The property also has 15 residential units, which are occupied by farm workers.
All residential buildings are supplied with Eskom electricity and water.
GOING CONCERN
The farming operation is currently operational, and the property is offered as a going concern at an asking price of R29,900,000.
Movable assets will form part of the going-concern transaction, with the final inventory and details still to be determined.
