NORTHERN PAARL: Off-the-Grid Farm with Exceptional Potential

This 72-hectare farm is situated in Northern Paarl and offers outstanding opportunities and versatility – ideal for a farmer wishing to diversify, or for anyone seeking a self-sufficient off-the-grid lifestyle. Production
Approximately 50 hectares are currently leased for the production of dryland wheat, oats and canola. Average yields are 3.5 t/ha for wheat and 2.0 t/ha for canola.
The land is leased at R1,200/ha/month per season, while the stubble grazing remains available to the owner’s livestock.

A 8.8-hectare centre pivot is used to produce planted pasture for grazing and/or fodder.

At present, approximately 20 cattle and 35 springbuck utilize both the planted pastures and natural veld, making this an ideal lifestyle farming operation.

Water Supply
The farm holds water rights from the Berg River Irrigation Scheme for 10 hectares at 250 m³ per hectare per week.

There are two earth dams:
• The larger dam is filled by rainfall runoff and stores approximately 40,000 m³, providing sufficient drinking water for livestock throughout summer.
• The second dam, located near the main residence, stores about 5,000 m³ and is supplied from the Berg River Irrigation Scheme. This water is used to irrigate the centre pivot pastures, lawns and vegetable garden via sprinklers.

A borehole near the houses delivers approximately 20,000 litres per hour for domestic use, livestock watering and supplementary supply where required.

A second borehole, located on higher ground, is capable of delivering approximately 3,000 m³, although it is not currently in use.

Farming Options & Infrastructure
The farm offers excellent potential for small-stock farming. A feedlot for approximately 1,000 lambs has been constructed, featuring a mechanical pellet feeding system, separate pens, partial roofing and automatic ball-valve water troughs.

Strong cattle handling facilities make the management of large livestock efficient and safe.

Approximately 2 hectares are divided into smaller grazing camps, suitable for horses, cattle, sheep, pigs or free-range poultry, depending on preference and need.

All perimeter and internal fencing is in very good condition.

The soil is also well suited to vegetables, fruit trees or vineyards, with wine grapes and cereal crops currently produced on neighbouring farms.

A truck weighbridge near the farm entrance adds valuable logistical capability for weighing incoming or outgoing loads.

Off-the-Grid Power System
Electricity is supplied via solar panels and a wind generator.

A three-phase 28 kVA supply is available in the 300 m² shed next to the 330 m² main house, supported by a 40 kVA generator for backup.

The main house is equipped with 11 kVA batteries, 9 kVA inverters, and 1 kVA from the wind generator.

The second house has its own solar system with 15 kVA batteries, 8 kVA inverters, and a 6.5 kVA backup generator.

All geysers, ovens and stoves in both homes operate on gas.

Residential Buildings
The main double-storey residence features:
• 3 bedrooms
• 3 bathrooms
• A large upper stoep
• A spacious entertainment and braai area downstairs

A 50 m² one-bedroom flatlet with its own private entrance adjoins the main house.

The second house, located approximately 100 metres away, is 200 m² and consists of 3 bedrooms and 2 bathrooms. It is currently tenanted.

One farm worker resides on the property and manages the livestock, vegetable garden, lawns and general maintenance.
