PAARL: Highly sought-after soft citrus, pome and stone fruit

The 87-hectare farm is situated in a highly sought-after fruit farming region in North-Agter Paarl. The property extends between the Windmeul cellar on the eastern side and the Boland Agricultural School on the western side, and enjoys magnificent views, with Table Mountain visible in the distance. The farm is also located close to well-known wine and table grape farms such as Ridgeback and Rheboks Kloof.

Upon entering the farm gate, flanked by meticulously maintained fruit orchards on either side, one is immediately struck by a property that is exceptionally well-managed and maintained. The effect of continuously management can readily be seen diligently tending to the orchards, reflecting a high standard of operational care.

The fruit trees thrive on prime agricultural land located on the lower slopes of Paarl Mountain, characterized by its Oakleaf soil formations, distinguished by their reddish-yellow-brown color and sandy loam texture. The soils in and around Agter Paarl are diverse, with granite, shale, sandstone, and clay and loam deposits, offering well-drained and fertile soils. The pH content in the soils of the Paarl district is low, and deep ploughing with liberal application of the agricultural lime is necessary during soil preparation. Drainage is good and the western slope enhance the production of better quality and higher yield.

Infrastructure
The orchards are irrigated using both micro- and drip-irrigation systems, all of which are managed via a computer-controlled system based in the farm office. The ample water supply is secured in four dams of varying sizes, which are interconnected and can be managed through computer-controlled pumping as required. Collectively, the dams have a total storage capacity of up to 181,000 cubic meters. This water resource enables the irrigation of 59 hectares, as registered with the North-Agter Paarl Irrigation Board, and is sourced from the Berg River Scheme. Additionally, water supply can be supplemented by two boreholes, delivering 6,000 L/h and 70,000 L/h, respectively. Run-off rainwater also catches and stored in earth dams.
The farm is improved with three residential dwellings, one of which - the farm manager’s residence - has been recently renovated. Furthermore, there are 12 farmworker houses accommodating the permanent farmworker families. A full-time farm manager has been appointed to oversee the operations of all three farming units.

Production
The farm comprises three production units that collectively produce citrus, pome, and stone fruit. The various units measure 16.1 hectares, 28.3 hectares, and 17.4 hectares respectively under potential production.

Currently, 54.15 hectares in total are under production across all three units which include:
• 8.9 ha of nectarines
• 3.95 ha of nectacots (a nectarine/apricot hybrid)
• 6.9 ha of peaches
• 15.1 ha of plums
• 8 ha of apples
• 10.4 ha of citrus (comprising tangerines and lemons)
• 0.9 ha of almonds

Each fruit type, with the exception of almonds, consists of multiple cultivars. Harvest periods vary among the different fruit types, which helps to distribute farm income over the season. The stone fruit harvest benefits significantly from the local climatic conditions and can be completed prior to Christmas each year.

The entirety of the farm’s produce is delivered to packhouse in Franschhoek for packing, marketing and export purposes. No fruit packing activities are carried out on the farm itself.
In addition, there are 10.5 hectares currently planted with oats to maintain soil cover. This land represents additional potential for conversion to fruit production if desired. There is abundance of water available to irrigate these additional hectares.

Financial Overview
The annual operating expenses and revenue is available on request. The seller is a registered VAT vendor. An inventory of movable assets is also available on request.
